A mixed-use development situated between two live railway lines required extensive ground investigation and enabling works along with a wide variety of groundworks, all supplied by Top Level during two key phases of development.

Designed to regenerate land that previously housed industrial buildings, Smitham Yard in Coulsdon, Surrey combines one-, two- and three-bedroom apartments with commercial space on a 4,000sqm site. Designed by architects MDR Associates, the scheme is located close to Coulsdon Town Railway Station, providing the added challenge of the site being located between two live railway lines, the main London to Brighton line and the Tottenham Corner branch line.In order to ensure smooth running of the project, The Oakwood Group employed Top Level to manage all groundworks, including RC pile caps, ground beams and slabs, and the installation of foul and storm water drainage, including attenuation storage tank and two foul water pumping stations.Top Level also handled ground investigation works at the site, enabling works and piling platform construction and piling attendance as well as king post retaining wall installation and infrastructure services.Landscaping was a priority within the development to ensure an attractive environment and to create a sense of space for the new residents and commuters arriving at the entrance to Coulsdon Town Railway Station. To achieve this, Top Level supplied kerbing, edging, fencing, block paving and surfacing services. The project was completed over two phases, ending in January 2020, and all works were completed on time and on budget.
